Sell Before You Buy
Now, you are ready to start shopping. But wait, what about any existing home? Do you wait until you find your new home to start marketing your existing home?
Selling Old & Buying New: Unless you have considerable financial resources, it could be risky to put an offer on a new home before your current home sells. In fact, you might lose your chance to buy your new home if you cannot sell your first home in time or if you do not get the sales price you expected. You might even have to make payments on both homes until your current home sells.
Selling Takes Time: It might take longer than you expect to sell your current home. It can take several weeks just to get a home listed for sale. Depending on the market, location and the condition of your current home, it could take two, three, six months or more to find a buyer. Then, depending on the lending market and the results of home inspections, it could take another month or two for the buyer to close the transaction. So, you need to understand that in most situations, the sellers don’t want to wait for you to get your home sold.
Negotiations: As professionals, Signature Properties’ job is to get you into the strongest negotiating position possible. As seasoned REALTORS®, we handle at least 50 transactions each year. So, take advantage of our experience when we share with you that sellers prefer buyers who make a “strong” purchase offer. Sellers will choose qualified buyers who are ready to close the transaction quickly and easily, over buyers who are less prepared. If you are serious about buying, let us help you prepare so you can make the strongest offer possible. Lastly, we will help you structure your offer so you are protected in case things don’t go as planned.
Worried About Where You Will Live? This is a common concern when juggling a purchase with a sale. We have many ideas to help you! For example, we can negotiate a rent-back period so that you may rent your current home back from the buyer for a month or two while we help you find and buy your new home. Or we could negotiate a Buyer’s Lease on the new home while the final funding comes through on the sale of your current home. Let us help you find the most convenient and affordable solution to minimize the moving impact on your lifestyle.
REALTOR® as a Valuable Asset: You need to know that not all real estate agents or salespersons are REALTORS® as is Signature Properties. Only members in good standing with the National Association of Realtors can be called REALTORS®. Because of their vast networking capabilities, a REALTOR® should know the market better and should give one greater confidence because they are members of a large network of associates with access to more data that can help you prepare your home for sale far better. As a REALTOR®, Signature Properties knows many suggestions to help you make your home look its best. We can help you budget for clean-up and any repairs that may help the home sell more easily. We can help you decide which inspections should be completed prior to listing your home for sale. We have access to a network of REALTORS® to assist us in knowing how to price your property appropriately so that it will not be overpriced and sit on the market without receiving offers. We also know that you may need us to go the extra mile to keep both your purchase and your sale transactions going smoothly. Home selling and buying is not easy, but Signature Properties is known for our great track record of making a difficult process more pleasant than others can do for you.
